General Information and Rental Policies
Seasonal Weekly Rates: Season weekly rates, as indicated herein, commence last week in June and run through Labor Day.
Off-Season Rates: Off-season rates are one-half the seasonal rates in most rentals.
Payment: Payment is accepted in US funds only. A registration fee of twenty dollars and a deposit of one-third of the rental rate is required at the time of booking. These funds are expected in our office fourteen days after the booking is made. Full payment is to be completed one month prior to the start of the rental. For your protection your rental money is held in an escrow account in a US bank and registered with the State of Maine. Interest from this account goes to the State's low income housing fund. The State of Maine does not require that your funds be held in an escrow account, but we do it for your protection. The State of Maine requires a lodging tax of 7% be collected on rentals of less than six months by any owner of rental property whether rented by an agent or the owner.
Linens: Tenants must provide bed linens, towels, and beach items. Pillows, blankets, cookware, and dishes are provided by the owner. If additional beds, cribs, highchairs, or strollers are needed, we recommend calling Taylor Rental, one month prior to rental period. Phone: (207) 282-5104. Check-In and Check-Out Times: Check-in time is 2:00 p.m. to 4:00 p.m. Late arrivals after 4:30 p.m., please make arrangements for check-in. You must prepay for your reservation in advance. Check-out time is 10:00 a.m. on departure date. All keys must be returned to Tamarack Realty office by 10:30 a.m. and all persons and vehicles must vacate the resort premises by 10 AM. Some cottages offer Friday check-in/check-out, while most offer Saturday check-in/check-out. Please check you rental dates carefully. Keys can be picked up at our office any time after 2 PM on your arrival day.
Substitution: We reserve the right to substitute comparable accommodations without notice or liability, should the rental became unavailable. When comparable accommodations are not available, renter will have the option of selecting from available properties, at the published rate, or receive a complete refund of deposit.
Management: All rentals are individually owned and are rented by Tamarack Realty, as agent for the owner. We reserve the right not to refund deposits, refuse rentals, or discontinue occupancy, if, in our opinion, renter is detrimental to the property. Any reservations obtained under false pretense will be subject to forfeiture of all funds collected. Authorized individuals may enter the premises for any purpose to manage the rental. We are not responsible for accidents or injuries to guests or for the loss of money or valuables of any kind.
Rental Capacity: The total number of persons allowed in the unit at one time is restricted to the stated limit for each rental. We are serious about maintaining a nice atmosphere for the quiet enjoyment of our guests, as well as neighbors in the area.
Change in reservation: There will be a $50.00 charge for changes in reservations.
Errors & Omissions: We have attempted to ensure the information in our printed materials and website are accurate. We cannot be held responsible for omissions, or changes in prices. The rental units are privately owned and their furnishings vary depending upon the owner's taste. We cannot guarantee that a listed piece of furnishings are present because they may change from time to time depending on the owner's taste.
